Choosing the right real estate professional is crucial to your success at buying or selling an inn, bed and breakfast or other hospitality property. It is important to realize the difference between a consultant, a real estate agent and a REALTORŪ.

  • A consultant provides services and expertise to customers for a fee. The fee schedule is negotiated between customer and consultant. A consultant may or may not be a licensed real estate agent.

  • A licensed real estate agent has been trained in the real estate laws and practices of the state in which he or she is licensed. Licensed real estate agents have legal and financial responsibilities to the buyers or sellers they represent. Real estate agents and brokers get paid for their brokerage services only when a real estate transaction is completed.

  • While an agent is licensed by the state to do business, a REALTORŪ has taken the additional steps to become a member of the local board of REALTORSŪ and has agreed to act under and adhere to a strict Code of Ethics. This membership sets a higher standard of duty than that required by law.
